Hoadhaa Estate — Rental Management App
A rental property app for the Maldives that serves both sides of the lease. Tenants find homes across the atolls, apply with documents and pay rent, while landlords verify payments, manage applications, maintenance and notices, and track rent collection. The app is currently in beta.

Overview
Hoadhaa Estate is a rental property management platform built for the Maldives, where rent is usually paid by bank transfer and proved with a slip screenshot. One mobile app serves both tenants and landlords ("two sides of every lease"). A Next.js site provides the public landing page and an admin panel, and a Laravel API holds the business logic for the full lease lifecycle. The app is in beta on iPhone and Android, with store releases coming soon.
Key Features
- Search & listings – Tenants browse rentals across the atolls and islands and see property details, amenities and photo tours. They can also book viewings within hours the landlord sets.
- Online applications – A three-step rental application lets tenants upload documents and submit for the landlord to review. Approval turns the application into an active lease.
- Rent payments – Tenants see what is due and when, then upload a bank transfer slip. Once the landlord verifies a payment, the system issues an invoice and a receipt.
- Landlord dashboard & insights – Shows monthly income, units and vacancies, overdue rent, and collection-rate charts by property and month.
- Maintenance & notices – Repair tickets run as threaded conversations with photos or video, and landlord notices record who has read them.
- Team access – Landlords can invite managers, accountants or agents, each with role-based permissions. Security includes two-step sign-in and device management.
Technical Highlights
- The mobile app is built with Expo (SDK 57) and React Native 0.86 with React 19, Expo Router and TanStack Query. A custom design system is implemented from Figma. Expo push notifications and OTA updates keep the app fresh without a realtime layer.
- The backend is an API built with Laravel 12 and Sanctum, organised around domain services. It covers multi-tenant owner contexts, policies, a scheduler and queues for rent-charge generation and reminders, and mail, SMS and push notifications.
- The web app uses Next.js 16 and Tailwind v4. A single app splits by host into the marketing landing page and the admin panel.
- Tenant Manager is a companion Laravel microservice for subscription billing (plans, trials, invoicing, GST, dunning and suspension), built for local payment methods (bank-transfer slips and BML Connect). It integrates through API keys and signed webhooks.
- The web app is deployed as containerised services on a self-hosted Dokploy cluster.
My Role
Full-stack development across the Expo mobile app, the Laravel API, the Next.js landing and admin site, and the billing microservice.
